Access Statement for Crab Pot Cottage
Introduction
When you want to stay in Flamborough we provide friendly accommodation in three well appointed bedrooms with a maximum capacity for six people. Due to the age of Crab Pot Cottage (approximately 180 years old) there are certain features we are unable to alter and not all areas would be accessible by wheelchair. However we do have facilities for storage of wheelchairs and an area where we can recharge power scooters/chairs. Pre-Arrival

Details of our property are available on our website: www.crabpotcottage.com or a brochure through the post by request. If required the brochure can be provided in large type. Our website has an ongoing process to tweak items to make it more accessible. Bobby testing software is no longer easily available so we have to refer to a large quantity of printed advice as to what makes a site accessible. Crab Pot Cottage is in the centre of Flamborough village. The nearest bus stop is roughly 300 metres away and there are regular buses (Service 510 from Bridlington bus station) running throughout the day. Bridlington is four miles by road and the town has mobility scooter hire and retail sales outlets. Flamborough village and Bridlington are predominately flat which makes it popular for those with mobility problems and consequently the area is well provided with support services. There is an accessible taxi operating in the village and there are plenty in Bridlington
Arrival & Car Parking Facilities
We have a projecting sign with our name, number and web address on the front of the property which is visible from both directions. Access to the parking is through the double fronted gates. These are opened at around 07:30 and closed around 23:00 for added security. We have off-road parking for 3 guest vehicles. There is an area to turn around to avoid exiting the property in reverse. Due to the irregular layout of the back yard we offer advice on arrival of the best way to manoeuvre. On-road parking is available at the front of the property. However, due to the narrowness of the street and the number of local residents who have no off-road parking that need to park nearby, we do not encourage our guests to park on the road. The parking area is lit at night during the winter. The parking area itself is flagged and is almost level. The last 20 metres or so to the front door consists of loose small stones and is slightly downhill. There is a dropped kerb to street level. Even if all on-road parking is taken up it is possible to stop at the front door for sufficient time to disembark a passenger. The front door opens directly onto a conventional pavement and our downstairs room is immediately on the right as you enter the property. If any assistance is required with luggage etc it is free for the asking! Once the vehicle is parked correctly there will only be access to the driver's side so passengers will require to disembark before the driver takes up the final parking position. However, there should not be a problem accessing the boot/tailgate. The area is not covered - but we do have umbrellas!
Main Entrance, Reception & Ticketing Area
Access through the front door is virtually level with a very shallow threshold. There is a bell push at the front door and the door is kept latched with a Yale-type lock. Due to the age and nature of Crab Pot Cottage space in the hallway is restricted. However, check-in is conducted in the dining-room which is immediately off the hallway and almost opposite the ground floor room.
Public Areas - Hall, Stairs, Landing, Corridors etc
The entrance hallway is tiled and the rest of the property is carpeted. There is no lift and the stairs are quite narrow and fairly steep to the first floor. The first 3 steps turn through 90 degrees to the right followed by 9 treads straight up to the small first floor landing which leads to rooms 2 & 3. There is a handrail on the left (after the turn) as you ascend the stairs. The right hand side has steel banisters and after the first few treads there is a ledge than can act as an additional hand hold. Due to fire regulations all the doors have automatic closing devices which combined with the weight of a fire door means that doors do require a certain amount of effort to open. We do not have a public telephone as most guests have mobile telephones. However, we are more than happy to use our own cordless telephone to dial numbers on behalf of guests. There is a public telephone box in the centre of the village.
Public Areas - Sitting room, lounges, lobbies etc
Each room is en suite and there are no communal toilet facilities. The décor is neutral and the stained pine doors contrast well. Public area lighting is by means of push button switches that turn off automatically after approximately 10 minutes. There is permanent low level lighting in the hallway/landing area. All rooms and public areas have audio visual fire alarms.

Restaurant / Breakfast Room, Bar & Bar area, Take Away & Cafe
The breakfast room is compact but works well with three pine tables each with pine timber seating for two people. These can be reconfigured as required. Cushions for the seats can be provided on request. The floor is carpeted. Lighting is provided by three pairs of wall light with low energy bulbs. Colourful place mats provide a contrast to the crockery. There is limited space for the breakfast menus but we are happy to read and advise guests as required. Coffee, cereals fruit etc is on a self serve basis from the sideboard but we will bring any of these items to guests if requested.

Shop
We have a small shop in the grounds of Crab Pot Cottage that sells OO/HO and N Gauge model railway items, dolls house miniatures, toys, model kits and ornaments in fact anything in miniature. The shop was originally a garage and then a shellfish processing area and is very basic in its layout. There is a fixed model display and a step up to the display area. Many items are at floor level. There is a small step over the double glazed door threshold.

Bedrooms & Sleeping Areas
None of are room are capable of accommodating a wheel chair. All rooms have access to both sides of the bed. Due to fire regulations all the doors have automatic closing devices which combined with the weight of a fire door means that doors do require a certain amount of effort to open. Room 1 is on the ground floor with a 4'6'' divan bed and has a walk in wet shower room with a grab rail, wash basin and compact toilet suite. If required a shower seat can be provided. Rooms 2 and 3 are on the first floor. Room 2 has a King Size (5') divan bed and an en suite shower with toilet. Room 3 can either be a twin room or combined to make a Super King Size (6') divan bed and has a separate bathroom with bath with shower over and toilet. All rooms have audio/visual fire alarms, TV/DVDs with remote control, standard electric alarm clocks, courtesy drinks tray with electric kettle, chair, WiFi, and information packs. Some of the information is in the form of brochures etc which we will read to guests if required. Each side of the beds have wall mounted lights, a dressing table lamp and there is a central overhead light
Bathroom, Shower-room & WC [En suite or Shared]
Room 1 on the ground floor has a walk-in wet room shower with a grab handle and a shower chair is available on request. It has a compact toilet suite to allow access to the showering area. Room 2 has, by necessity, a compact en suite. It has a standard toilet suite and shower tray and the sink is corner mounted. Room 3 has a bath with shower over. There is a portable step and a grab rail to facilitate access to the bath/shower. The bathroom is quite spacious and has a standard toilet suite. All bathrooms have lever taps and the hot water temperature is capped by valves that limit the heat to avoid scalding. There are lights over the sink mirrors and electric shaver points.

Additional Information
The downstairs bedroom has sufficient room in the walk-in shower room for a working dog to sleep and be fed. If required water and food bowls can be provided. If requested we are happy to remove all unnecessary items from the room that may cause confusion or be an obstacle to guests. Mobile telephone signals are poor and patchy in Flamborough. Many networks will not work from within the premises. Radio signals are also very poor. Crab Pot Cottage is non-smoking throughout.

Future Plans
Crab Pot Cottage was converted from a residential property to a B&B in 2007 and complied with all the then current legislation and there are no plans to carry out any further work at this time.
